Ed McDevitt and Rocky Ilashvili are the owners of Liberty Bell Investments and have been buying properties for cash for over 15 years. Both are from Philadelphia and now reside in Bucks County.

Selling your home to Liberty Bell Investments starts with a phone call or filling out a form. Ed or Rocky will call you to get the general information like location, condition and what price you’re looking for. From there we can give you an offer or meet at the property in most cases and discuss everything there. There is absolutely no pressure or obligation. If we make an agreement, we’ll run the title at a local title company. They’ll create all the documents for settlement and we’ll attend settlement at a convenient time for you and close the transaction.
We pay ALL standard closing costs. It is important to understand the difference between closing costs and actual debt tied to the property. Standard closing costs are things like transfer taxes, document prep, title search and notary fees. Debts on the property are different. Mortgages, back taxes, liens and judgements tied to the property are a debt – those are generally paid by the seller at the time of closing, but come out of the proceeds from the sale, and do not need to be paid ahead of time.
After making an agreement of sale. We’ll send the agreement to a local title company to run the title for anything like taxes, mortgages etc. Those debts are generally paid by the seller. Keep in mind, debts are not standard closing costs. Standard closing costs are paid for by Liberty Bell Investments as covered above.
In this case you are not working with a real buyer. Rather a wholesaling company who works only for a fee. They are not able to close on your home and do not have the cash to purchase the home. They’ve contracted with you at such a price that another investor cannot buy the house and allow for them to make a fee while covering your original contracted price. This is extremely common. If the property was not titled in your name while the deceased person was living, then you’ll need to go through the probate process. The probate process put simply is a way of conveying property into an estate – and the heirs can then buy and sell and make decisions on behalf of the estate. It is not complicated but requires a trip to city hall if doing yourself or you can hire a probate attorney, we can also refer one to you. We can view the property and agree on terms and price but until the estate is officially opened we cannot enter into an agreement. Once the estate is opened we can make an agreement to purchase between our company and the estate, of which the heirs are the beneficiaries of the estate and will ultimately receive the proceeds of the sale.
